What if you could get more for a property that needs work than selling it as it is — without putting in the money, the time or the effort, and without dealing with estate agents and buyers? I handle it all for you.

Sound familiar?
No renovation to manage, no builders to chase, no cost to you. Whatever's holding your property back — the condition, the cost, or simply not having the time or headspace to face it — that's the bit I take off your hands, so you can get on with your life and still get the outcome you want.
You've inherited a home that's dated or full of belongings — and you don't have the time, the money, or the trade knowledge to bring it up to standard yourself. Taking on builders you don't know usually means inflated quotes, unrealistic timelines and paying far more than the job is worth. I take all of that off your plate.
An empty home doesn't just cost you council tax and insurance — it deteriorates. Frozen pipes, damp, vermin, a garden that quietly takes over, and in some cases even squatters. We turn it into a finished, market-ready home before the problems turn into bills.
Maybe it's not even on the market yet, because you already know the condition means painfully low offers — a dated kitchen, a tired bathroom, or a property most buyers couldn't even get a mortgage on. That's exactly the kind of property I take on. I fix the condition, and the price fixes itself.
The property has served its purpose but shows its years. Rather than selling worn stock at a discount, we refurbish and sell it at its best.
Arrears, a looming deadline, or simply needing the money out sooner rather than later. The last thing you can afford is to pour more in — so I put the money in instead, and you still come out with more than a quick discounted sale would give you.
Viewings that go nowhere, offers well under the asking price, or sales that keep falling through. Nothing changes while the condition stays the same — so we change the condition.
How it works
Once everything's outlined and agreed between us, specialist solicitors step in to set it all up properly — one working on your behalf, one on mine. Then the work can start, often within a week. From that point your part is done. It's genuinely easier than a normal sale, and the stress of it never lands on you.
I come and look over the property, appraise exactly what work would add real value, and give you real, honest numbers. Then it's a few friendly chats to find what suits you best — it's a blank piece of paper, and I work around you and your needs.
Every bit of the work is paid for by me. Much of it I do with my own hands, alongside trusted teams I've worked with for years — at trade prices, no rogue builders, no inflated quotes. Keeping the costs down is exactly what makes the numbers work better for both of us.
The finished property goes to market as good as a brand-new home — which is exactly what buyers pay a premium for, and makes a sale far less likely to fall through. I deal with the agents, the viewings, the offers and the negotiations, with one aim: the property's maximum value. When the sale completes, your money comes to you through the solicitors, who are involved start to finish, so it's secure from beginning to end.
More than a sale
More than 300,000 homes in England stand long-term empty while over 130,000 families have nowhere to call home. Every property we bring back to life is one more home back in use — a better result for you, and something genuinely good given back to the community.
The difference
"We buy any house" companies profit by paying you less than your home is worth — their deal only works if you lose value. My deal only works if we create value. That's what makes it a genuine win-win.
Who you're dealing with
I'm Iain Collins, a property professional and carpenter with over twenty-five years in the trade and in property. I've worked on all sorts — one-bed flats, terraces, semis and bungalows through to large family homes and million-pound-plus properties. New builds, light refurbishments, full back-to-brick projects and large building sites, though mostly in people's own homes. Whatever the property, the high-end quality of work is exactly the same. No cutting corners.
The skill is investing in the right things: the details that make someone walk in and picture themselves living there. That's where my experience comes in — knowing exactly what a property needs to sell quickly and for the most money.
You deal with me directly — no call centres, no salespeople, no pressure.
Recent work
Every property gets finished to the exact spec it needs to sell quickly and for the most money. Whatever state it's in now, it ends up a home people envy — respected, and nothing to feel embarrassed about.
In their words
We'd had the property on the market for about six months and had three sales fall through. I was in mortgage arrears, the house needed quite a bit of work and by that point I'd mentally moved on from it. I just wanted it sorted.
I'd never heard of an assisted sale before, but Iain explained how it could work and honestly I wish I'd known about it sooner. He handled everything from start to finish, including the refurbishment, so I didn't have to put any money in or deal with all the hassle.
The transformation was amazing. Everything was really well thought out, the quality and attention to detail was brilliant and the property sold quickly once it was finished.
In the end I walked away with more money than I thought I would, without having to deal with any of the work or stress myself. I couldn't recommend Iain enough!
— Nicola
The whole process went very well. Iain and his team cleared the house out for me, very friendly and consummate professionals, guiding me through the whole process.
Initially I saw the company ad, contacted them and immediately liked the way I was treated. Their offer for my property was better than what estate agents had said I would get for it, without me having to put the money into the property myself.
I would definitely recommend them to anyone wishing to sell their house without the hassle of people viewing and offering below the valuations. I can only reiterate, very professional and helpful from start to finish.

Common questions
Nothing upfront and no refurb costs — every penny of the work is funded by me. My return comes from the value the refurbishment creates. If the numbers don't work, I don't take on the deal, and the risk of the works sits with me, not you.
No — every agreement starts as a blank piece of paper. Every property is different, every situation is different, and everyone's expectations and stress levels are different. So rather than fitting you into a template, we have a general chat and I shape the deal around what actually works for your life.
The paperwork is handled by specialist solicitors who do these kinds of deals all the time — thousands of transactions between them. You choose one to act solely for you and in your best interest, and I use a separate one of my own. All the money is handled solicitor to solicitor, so it's completely secure.
Cash-buying companies typically offer 70–80% of what your property is worth in its current condition — they profit by taking value out. I do the opposite: the refurbishment adds value, and the finished property sells at full market value. That means far more room to get you an offer you're genuinely happy with.
Most refurbishments take 4–8 weeks depending on the property. A freshly refurbished home presents like a brand-new one, and homes finished to that standard sell noticeably faster than tired stock sitting on the market. They also appeal strongly to first-time buyers, which often means a shorter chain or no chain at all — and far less that can go wrong. I'll give you a realistic timeline up front, not a sales pitch.
That's absolutely fine. You don't need to have made a final decision to sell. If selling is something you're genuinely considering, apply and I'll have a look at your property and situation to see whether it could be suitable. There's no obligation to go ahead.
Property application
Tell me a little about the property and I'll come back to you within one working day. Not every property will qualify, and I can only take on a limited number at a time.
Please note: this is for homeowners who are genuinely looking to sell only. It isn't for anyone who simply wants their home refurbished and intends to carry on living there.
No obligation. Your details are never shared. I reply personally — usually the same day.
