Once we've agreed, your work is done

Once everything's outlined and agreed between us, specialist solicitors step in to set it all up properly — one working on your behalf, one on mine. Then the work can start, often within a week. From that point your part is done. It's genuinely easier than a normal sale, and the stress of it never lands on you.

A look round & an appraisal

I come and look over the property, appraise exactly what work would add real value, and give you real, honest numbers. Then it's a few friendly chats to find what suits you best — it's a blank piece of paper, and I work around you and your needs.

I fund & run the refurb

Every bit of the work is paid for by me. Much of it I do with my own hands, alongside trusted teams I've worked with for years — at trade prices, no rogue builders, no inflated quotes. Keeping the costs down is exactly what makes the numbers work better for both of us.

I handle the sale, you get paid

The finished property goes to market as good as a brand-new home — which is exactly what buyers pay a premium for, and makes a sale far less likely to fall through. I deal with the agents, the viewings, the offers and the negotiations, with one aim: the property's maximum value. When the sale completes, your money comes to you through the solicitors, who are involved start to finish, so it's secure from beginning to end.

A builder's eye, not a salesman's pitch

I'm Iain Collins, a property professional and carpenter with over twenty-five years in the trade and in property. I've worked on all sorts — one-bed flats, terraces, semis and bungalows through to large family homes and million-pound-plus properties. New builds, light refurbishments, full back-to-brick projects and large building sites, though mostly in people's own homes. Whatever the property, the high-end quality of work is exactly the same. No cutting corners.

The skill is investing in the right things: the details that make someone walk in and picture themselves living there. That's where my experience comes in — knowing exactly what a property needs to sell quickly and for the most money.

What does it cost me?

Nothing upfront and no refurb costs — every penny of the work is funded by me. My return comes from the value the refurbishment creates. If the numbers don't work, I don't take on the deal, and the risk of the works sits with me, not you.

Is every deal the same?

No — every agreement starts as a blank piece of paper. Every property is different, every situation is different, and everyone's expectations and stress levels are different. So rather than fitting you into a template, we have a general chat and I shape the deal around what actually works for your life.

What about solicitors?

The paperwork is handled by specialist solicitors who do these kinds of deals all the time — thousands of transactions between them. You choose one to act solely for you and in your best interest, and I use a separate one of my own. All the money is handled solicitor to solicitor, so it's completely secure.

How is this better than a cash buyer?

Cash-buying companies typically offer 70–80% of what your property is worth in its current condition — they profit by taking value out. I do the opposite: the refurbishment adds value, and the finished property sells at full market value. That means far more room to get you an offer you're genuinely happy with.

How long does it take?

Most refurbishments take 4–8 weeks depending on the property. A freshly refurbished home presents like a brand-new one, and homes finished to that standard sell noticeably faster than tired stock sitting on the market. They also appeal strongly to first-time buyers, which often means a shorter chain or no chain at all — and far less that can go wrong. I'll give you a realistic timeline up front, not a sales pitch.
